Houses and pipes in Rancho Cucamonga

Most homes were built from the late 1970s through the 2000s, single- and two-story houses on slabs with copper supply lines in the older tracts. North of the 210, homes on the upper slopes sit on rocky soil and sloped lots. Some older properties in Alta Loma and Etiwanda are on larger lots with longer lines.

Most homes get water from Cucamonga Valley Water District.

Rancho Cucamonga leaks

Homes from the late 1970s and 1980s are now well into the age range for slab leaks, and pressure is high in parts of the city because of the elevation change down the slope, which strains fittings and heaters. Long service lines on larger lots and rocky soil add yard leaks.

Typical leak costs in Rancho Cucamonga

JobTypical range
Locating a slab leak$150–$550
Replacing a failed pressure regulator$300–$800
Spot repair through the slab$1,500–$4,200 plus flooring
Reroute through walls and attic$900–$3,800
Water heater replacement$1,500–$3,800

Three old communities, one city

Rancho Cucamonga formed in 1977 from three older communities: Alta Loma, Cucamonga and Etiwanda, all with roots in vineyards and citrus. In the decades after incorporation, planned neighborhoods filled the land between them, many centered on the Terra Vista and Victoria developments. Most homes are single- and two-story houses on slabs from the late 1970s through the 2000s. In the older tracts, copper supply lines under the floor are now forty-plus years old, well within the age range for slab leaks.

Pressure down the slope

Rancho Cucamonga sits on a long slope that rises toward the mountains, and the water system serves homes across a wide range of elevations. Homes lower in a pressure zone can see high pressure. A pressure regulator at the main shutoff keeps it at a safe level, but regulators wear out after ten to fifteen years. When one fails, pressure climbs and strains everything: toilet fill valves, faucet cartridges, water heater relief valves, appliance hoses and the pipes themselves. Banging pipes, a relief valve that drips or very forceful flow are signs. Testing pressure is quick, and replacing a regulator can prevent many future leaks.

Rocky soil and long lines

The upper parts of the city, especially Alta Loma and north Etiwanda, sit on rocky alluvial soil washed down from the San Gabriels. Service lines run through that rocky ground, and over decades, rocks can rub through older pipe or stress fittings. Larger lots in these older areas also have longer service lines. A wet spot in the yard, low pressure or water at the curb are common signs.

Cucamonga Valley Water District

Most homes get water from Cucamonga Valley Water District. The district owns the meter and street-side lines. If water is surfacing at the meter or in the street, call them. Everything from the meter to the house is yours.

Slab leaks in 1980s homes

In a 1980s Rancho Cucamonga home, the hot line under the slab is the most common failure point. A warm spot on tile or carpet, a water heater that runs constantly or the sound of running water when the house is quiet are signs. A plumber uses acoustic and thermal tools to mark the spot.

Reroute or repair

Many homes have tile floors, and rerouting through walls and the attic avoids breaking and matching tile. If the home has had more than one leak, pricing a repipe makes sense.

Santa Ana winds and exposed pipes

Strong Santa Ana winds blow through the area in fall and winter. They rarely damage plumbing directly, but they do knock over hose bib covers and damage exterior pipe insulation. On the rare cold nights that follow, exposed lines can freeze.

Water heaters

Hard water and garage heat shorten water heater life. A drip from the bottom or rust at the base means it's near the end. A dripping relief valve may point to high pressure rather than the heater itself.

Before you call about a Rancho Cucamonga leak

Mention which part of the city you're in, roughly when the home was built, whether you've noticed high pressure and whether the meter moves with everything off.

Costs in Rancho Cucamonga

Locating usually falls in the range above. Replacing a pressure regulator is a modest repair. Slab work depends on flooring, and reroutes often save money in homes with tile.

Costs and choices in Rancho Cucamonga

Locating a leak typically falls in the range above. If high pressure is part of the problem, replacing the regulator at the same visit protects every fixture in the house. For slab leaks under tile, reroutes usually make more financial sense than breaking floors, especially when the tile runs continuously through the entry, kitchen and family room.

Etiwanda's newer east side

East Etiwanda filled in mostly in the 2000s, with homes that often use PEX. Leaks there are usually at fittings, heaters and sprinkler valves, and they're quick to fix once found.

Alta Loma's older homes

Alta Loma, in the northwest part of the city, has some of Rancho Cucamonga's older housing, including homes on larger lots from before incorporation and early tracts from the 1970s. These homes often have longer service lines running through rocky soil, and some have been remodeled several times with mixed plumbing materials. Leaks can show up first outdoors, as a damp patch along the line or low pressure at the back of the house. A plumber can isolate the house from the yard line with a shutoff test, then trace and listen along the line to find the break.

Victoria and Terra Vista neighborhoods

The planned communities built in the 1980s and 1990s around Victoria and Terra Vista share builders and floor plans, which helps a plumber predict where supply lines run under the slab. Many of these homes have tile entries and kitchens. When a slab leak is found, comparing the cost of a spot repair plus new tile against a reroute through the walls and attic is worth doing, because the reroute often wins once flooring is included.

Worth a call if you notice

  • Banging pipes or very strong water pressure
  • A warm floor in a 1980s home
  • A relief valve dripping on the water heater
  • A wet patch along a long front-yard line
  • A Cucamonga Valley Water District bill far above normal

Rancho Cucamonga leak questions
